IL-7-3/Cairo (Moreland Manor, Johnson Terrace, Butler Homes, and Greany Garden:
1). Site work includes removing designated sidewalks.
2). Exterior work includes removing wing walls and patching of brick at rear of units, exterior light fixtures.
3). Work inside dwelling units includes abatement of mastic, floor tile, gypsum board on wall and ceilings. Remove and replace water heaters, appliances, and other floor mounted equipment for flooring work. New vinyl plank flooring and vinyl base trim. Saw-cut, remove, and replace concrete floor slab as required for access to under slab sanitary waste piping. Replace all under slab sanitary waste piping to main with exterior clean-outs. Remove and replace existing domestic water supply piping. Insulate exterior walls and ceiling. Complete painting in units. Replace interior doors and window trim. Replace shelving. Replace all light fixtures, wiring devices, and wiring. Replace existing electrical load centers and service wires back to meter base. Upgrade electric service to units. Remove and replace existing boilers including fin tube heaters, covers, etc. Provide new washer/dryer hookup.
4). Bathroom work shall consist of removing and replacing gypsum board wall finishes. Remove/reinstall water closets, toilet accessories, medicine cabinets, light fixtures, exhaust fans, receptacles, and switches. Replace tubs and surrounds with new tubs and surrounds (and showers at accessible units). Remove/reinstall existing lavatories.
5). Kitchen work shall consist of removing and reinstalling existing kitchen cabinets, countertops, sinks, range hoods, and grease shields. HDPL to be applied to walls between upper and lower cabinets. New appliances to be installed.
BY ALTERNATE BID No. 1:
State the amount to be deducted from the Base Bid for deleting all work at Project IL-7-3/Cairo (Johnson Terrace - Units 11 - 15).
Copies of the documents are available and may be obtained from our office by depositing a check in the amount of $300.00 for each set of documents so obtained, made payable to the Alexander County Housing Authority.
This project has a construction estimate of: under $2,500,000.00 to $3,000,000.00
